How to Know When It’s Time to Upsize, Downsize… or Not

One of the most common conversations I have with past clients doesn’t start with, “We’re ready to move.”

It usually starts with:
“We’ve been talking…”
or
“We’re not sure, but…”

If that’s you right now, you’re not alone.

The truth is, there isn’t always a dramatic moment that tells you it’s time to move. Most of the time, it’s the small things that start to add up. A space that used to work… just doesn’t quite fit anymore.

So how do you know if it’s time to upsize, downsize — or stay here you are?

Signs It Might Be Time to Upsize

Sometimes the house hasn’t changed — your life has.

You might need more space if:

  • You’re working from home and the kitchen table office isn’t cutting it anymore
  • You’re expecting a baby or blending families
  • Your kids are getting older and suddenly need privacy (and so do you 😅)
  • You’ve outgrown your storage — closets, garage, all of it
  • You avoid hosting because it feels cramped

I tell clients all the time: it’s not about square footage — it’s about what works for you.

If your home feels like it’s working against you, that’s worth paying attention.

Signs It Might Be Time to Downsize

On the flip side, sometimes the house feels… too big.

You may be ready to downsize if:

  • Entire rooms rarely get used
  • Maintenance feels overwhelming
  • Yard work has become more of a chore than a joy
  • Your kids have moved out and you’re heating and cooling empty space
  • You’re craving simplicity

Downsizing doesn’t mean “settling.” It often means freedom.
Less maintenance. Lower expenses. More flexibility.

For many homeowners, it’s less about the house — and more about the lifestyle they want next.

Signs You Might Want to Stay Put

Here’s the part most agents don’t talk about: sometimes moving isn’t the right answer.

You may want to stay if:

  • Your mortgage rate is significantly lower than today’s rates
  • A renovation could solve your main frustrations
  • You love your neighborhood and community
  • The cost of moving outweighs the benefit

Sometimes the smarter financial move is improving what you already have.

And I will always be honest about that.

What About the Market?

This is usually the next question.

“Is now even a good time?”

The real answer: it depends on your goals.

Even in a shifting market, people are buying and selling every single day. The key is understanding:

  • Your equity situation
  • What you could realistically buy
  • How timing affects your finances long-term

That’s why I often run the numbers for clients before they ever decide anything. No pressure. Just clarity.

The Question I Always Ask

When my clients aren’t sure it’s the right time, I ask:

“If nothing changed about your home in the next 3–5 years, how would you feel?”

Relieved?
Happy?
Frustrated?
Stuck?

The Bottom Line

Moving is a big decision. It’s emotional. It’s financial. It’s disruptive.

But staying somewhere that no longer fits your life can also cost you — stress, space, and missed opportunities.
